Council Asked To Confirm Trent Vale House Is Already A Lawful HMO

Stoke-on-Trent City Council has been asked to confirm that a house on Newcastle Road in Trent Vale is already lawfully being used as a house in multiple occupation (HMO).

The application, reference 26/CLE/00916, relates to 250 Newcastle Road, close to the junction with Lymevale Road.

It is for a Certificate of Lawful Existing Development, which asks the council to formally confirm that an existing use is lawful, rather than seeking planning permission for a change.

The application states the property is currently used as an HMO under Use Class C4. This generally covers smaller shared houses lived in by three to six unrelated people who share facilities such as a kitchen or bathroom.

The application does not propose a new HMO. The applicant is seeking legal confirmation of a use they say already exists.

It was received in the week beginning 14 September and is awaiting a decision from the city council.
